Agency in Real Estate in South Carolina

This topic is so important to me, and often so misunderstood, that I had to create a page to specifically talk about Agency. Today, you are a customer unless we have signed either a listing agreement or a Buyer's Agent Agreement. I am sure you would not like to work for free, and even though I love what I do, I cannot work for free. I used to not push for people I was working with to sign a Buyer's Agency Agreement but unfortunately I had several buyers waste my time & money. So now I must insist on representing someone as a client or not at all. As the Agency Brochure says, you can decide to be a customer OR a client. But I am only working for clients, since that is the only way I can be assured of being paid.

Please do not expect me to tell you "What the seller will take" on any of the listings you see here. If I knew, I could not say since that would betray my clients' trust and violate the ethical and legal standards I am bound to uphold. I mean, if I was working for you, how would you want me to answer this question?

Until you are a client, you are a customer. It is required for me to give you a copy of the Agency Brochure and that we have a discussion about it BEFORE we have any serious discussions regarding real estate, and especially money! I cannot tell you how many times I pull out an Agency Brochure and when I tell the person "I am sure you have seen one of these before since you have been talking to agents"--their eyes get big. It is the law and even if it was not-it would be sleazy of me not to make sure YOU UNDERSTAND WHOM I WORK FOR & HOW I CAN BE PAID!

I may never be a millionaire but I will be able to sleep at night and not have to worry about my final destination after I leave this world. Money is not worth changing who I am, forgetting how I was raised or betraying the trust of my clients.
